We are commonly asked to advise landlords and tenants on high value Central London property disputes.  Our clients range from large real estate funds to high-net-worth individuals.  We provide pragmatic, commercially focused advice relating to agreements for lease, leases, lease renewals, assignments, authorised guarantee agreements, licences, rent deposits and surrenders.  We advise landlords and commercial tenants on dilapidations and disrepair disputes, rent arrears proceedings and contentious lease renewals. 

For residential landlords, we regularly produce tenancy agreements and licences, advise on various Landlord and Tenant Act disputes and represent landlords in eviction proceedings, for example, by way of section 21 or section 8 Housing Act 1988 claims. We can obtain accelerated possession where obtaining an possession is an urgent matter.

We work with commercial occupier tenants across their property journey.  We ensure their leases are granted on favourable terms and that they have a complete understanding of what they are signing up to. We negotiate agreements for lease, leases, licences to alter, provide advice on rent reviews as they arise and we advise on sub-letting, assignment and surrenders, exercising break clauses and lease renewals.
